Working with a real estate agent can be a wonderful experience. They are (for the most part, depending on who you hire) knowledgeable, experienced, and smart. They have many resources that are able to help you buy or sell a house. However, you don’t want to anger them. Not to mention the fact that the real estate community is a small one; generally most agents know each other, as they work together constantly on different deals.

Realize, though, that real estate agents work on commission. If they do not buy or sell a house, they are not going to get paid a dime. This means that you can’t honestly expect them to only work with you. To stay afloat, they’ve got to have several clients at once. See: 6 Things Real Estate Agents Wish You Knew. Therefore, if you aren’t serious about buying or selling a house, please do not waste their time. They spend their own effort, time, and money on you without getting anything in return unless a deal is done.

As such, never make an appointment with them to see a house, or to discuss selling your house, and be a no-show. It’s rude. Plus, they’ve wasted time that they could have met with someone who actually is serious about buying or selling their house. Read: When to Fire Your Real Estate Agent.

You must be very clear from the beginning of your preferred communication method(s). If you want to ride together to see houses, let them know that. You can’t get angry when they say “I’ll meet you there at 7” if they had no idea that you wanted to go together. Again, realtors have many clients at once. Sometimes, its easier for them to meet you at a location, since they may be coming straight from a previous appointment. They aren’t tried to avoid spending time with you. Ask them upfront whether they prefer to e-mail you, text message, or talk on the phone. This should be discussed from the get-go, if you want to avoid major communication style issues.

Do not feel bad for asking your agent to explain an important form or document to you. In fact, you should feel dumb for not asking them to explain something, not for asking them to explain it. As for explanations of any terms or agreements that you don’t understand. However, agents are not lawyers and sometimes will not be able to answer every one of your questions in detail. For further reading, see: 7 Things Buyers Do That Real Estate Agents Hate.

I understand that you should be nice to your real estate agent. However, I am having issues with mine and really am not crazy about her. What do I do?

There are a few questions you should ask yourself. Does he make people feel comfortable? Does he have strong integrity? Does he have a reasonable level of intelligence? Does he do what he says he’s going to do? If it is your personalities that aren’t jiving, you may want to consider overlooking some of his quirks if he is good at his job. It is hard to find a realtor that has a great track record of buying homes. This is going to be a very personal decision; be sure to weigh all the pros and cons.
